The Right Home Warranty Starts With the Home

A condominium, an older home, and a property with a pool or well pump may have very different needs. The right coverage is the plan that fits the home, the client’s budget, and the repairs that could create the most stress after closing.
For real estate professionals, the value is helping clients understand how home-warranty coverage may support their budget when an unexpected covered breakdown happens after move-in.
A 60-Second Coverage Check
Before comparing plans, ask:
What systems and appliances are staying with the home?
Are there older—but currently working—items?
Does the property have a pool, spa, septic system, or well pump?
Would a water or sewer line problem create a major financial surprise?
These questions keep the conversation practical, not promotional.
Three ARW Home Features Worth Knowing
Age alone does not disqualify an item
ARW Home states that the age of mechanical systems and appliances does not matter. The item must still meet the agreement’s requirements, including being in good working order when coverage begins.
No initial waiting period for real estate buyer coverage
Under ARW Home’s real estate buyer terms, there is no initial waiting period to request service. Coverage begins at closing when paid through settlement, or on the permitted payment date when purchased afterward.
Protection can extend beyond the walls
ARW Home offers water and sewer line protection. It is included with the Home Complete and Home Premier real estate plans, and water and sewer line options are also listed among available coverages.
Sometimes the biggest homeownership surprise is not in the kitchen—it is under the front yard!
Guidance, Not a Sales Pitch
Real estate professionals do not need to choose a plan for their clients. Their role is to help clients compare coverage, review limitations and exclusions, and understand the service process.
A simple way to begin is:
“Let’s look at this home, identify what matters most to you, and compare the available coverage so you can decide what makes sense.”
That is not selling. It is thoughtful, professional guidance.
As a National Account Manager with more than 20 years of real estate experience, I am here to help agents, buyers, and sellers compare ARW Home options, answer questions, and provide support before and after closing.
